Investing in Moroccan Real Estate from Canada: A Practical Guide

Many Moroccan-Canadians and Canadian investors buy property in Casablanca, for family use, retirement or rental income. Here is what to plan when you invest in Morocco from Canada.

    1. Choose Your Goal

    • A family apartment for holidays
    • A rental investment managed locally
    • A future home for retirement in Morocco

    2. Financing

Moroccans living abroad can obtain mortgages from Moroccan banks with dedicated MRE offers. Canadian residents without Moroccan nationality can also borrow, usually with a larger down payment. See mortgage in Morocco for foreign buyers.

    3. Transfer Your Funds Properly

Send your down payment through the banking system and keep proof of the foreign origin of the funds. This helps when you later transfer sale proceeds back to Canada.

    4. Buying Remotely

    • Use a notary in Casablanca and check the land title before paying any deposit.
    • A power of attorney can allow a trusted person to sign for you.
    • Ask for video visits and independent inspections.

    5. Taxes on Both Sides

Rental income from a property in Morocco is taxed in Morocco. Canadian residents must also report worldwide income and, in many cases, declare foreign property above the reporting threshold. Morocco and Canada have a tax treaty to avoid double taxation. Speak with a Canadian tax professional before you buy.

    6. Managing From Abroad

Use a local property manager or a trusted relative to handle tenants, repairs and local taxes. See property management for absentee owners.
